Site visit
When visiting the site, please be accompanied by someone who can understand Japanese or English.
STEP03
Purchase Process
If the property meets your needs, you will sign a contract and become the landlord.
Once the buyer and seller have come to an agreement, the next step is to close the deal.

Contract process
The important matters will be explained by a licensed real estate agent.
You will be required to pay a deposit when signing the contract.
Other fees related to the contract may also be required.

Explanation of important matters
The Important Information Explanation Document is a disclosure document that is provided to the buyer in person before the sales contract is concluded to explain the property details, rights and obligations, maintenance costs, restrictions, etc.
After our licensed real estate agent explains this disclosure document to you, you will be asked to sign an explanation of important matters.

Contract-related costs
Contract-related costs include:
・Please note that we will not charge any contract stamp fees or brokerage fees at the time of contract conclusion.

Generally, escrow is rarely seen in Japanese real estate transactions. In order to avoid the buyer depositing funds directly into the seller's account, we recommend that you use the bank account of our company, the buyer's intermediary, or the bank account of a judicial scrivener (or lawyer). It is up to you to decide which to use.

Documents required for official registration
Generally, all documents related to official registrations are prepared by a judicial scrivener.
However, please be aware that we will need to obtain an "affidavit" to verify your country address.
STEP05
Delivery
Payment is due by the settlement date.
Once all the buyer's obligations have been fulfilled, the keys and the documents necessary for official registration will be handed over to the buyer.
The notary public will then apply for official registration and transfer ownership rights.

Delivery costs (including brokerage fees)
The delivery costs include:
・Buyer's brokerage fee Purchase price: 8,000,000 yen or more Brokerage fee: 3% of purchase price + 60,000 yen + consumption tax Purchase price: Less than 8,000,000 yen Brokerage fee: 300,000 yen + consumption tax, registration tax, judicial scrivener's fee, and the pro rata amount of the fixed asset tax allocated to the buyer

Public registration
Once the official registration process is complete, we will mail you the official registration record proving that you are the rightful owner.

Tax Agent
Non-residents buying property in Japan are advised to hire a tax agent, who will handle the payment of real estate taxes, property taxes, management fees, etc., and file tax returns as required.
